All rental properties must be licensed by the City of Coon Rapids before tenants move in to the unit – including single family homes.
The rental licensing process, from City staff receiving the application to the license being issued, is approximately 4 to 6 weeks (we allow 2 weeks for background check processing before scheduling the inspection, and the inspection schedule fills quickly).
Submit a completed application, in person, at City Hall.
Submit one background check form for each owner. A photocopy of a government issued identification is required for each background check.
Submit a copy of the Crime Free Multi-Housing course certificate of completion or proof of registration for a Crime Free Multi-Housing course.
Pay applicable licensing fees.
Pass a property inspection which will be scheduled after the application has been submitted in full.
The rental license must be renewed each year. A property inspection will be scheduled on a 1, 2, or 3 year cycle based on inspection results.
Fire, smoke and carbon monoxide can be devastating and deadly, and it is your responsibility to protect your renters and property. One of the most common reasons a property fails a rental inspection is due to incorrectly placed, missing, insufficient or inoperable smoke and carbon monoxide detectors. Here, you will find a handout to ensure that your property is properly fitted with approved smoke and carbon monoxide detectors and that they are properly placed/installed.
