In February 2017, the City Council approved a Preliminary Development Agreement with Centra Homes for a development project on the City-owned land on the south side of Coon Rapids Boulevard, generally between Egret Boulevard and Avocet Street. The first phase of the project would include about 110 for-sale detached townhouses, including both single-level and two-story units. Additional land would be reserved for multi-family residential or commercial development. The project would involve improved street, sidewalk, trail, and open space connections in the area. As details of this potential project are worked out, there will be multiple opportunities for input from the public.
The City’s Housing and Redevelopment Authority (HRA) had purchased the property, demolished older buildings, and cleaned up contamination several years ago. A previous development proposal for the site never materialized and the City’s agreement with that developer was terminated in 2014.David Pattberg of Coon Rapids-based Centra Homes says "We are excited to work together on this new neighborhood in Coon Rapids."
Community members attended an Open House event to discuss the proposed development in May. Several people turned out to learn more about the project. Preliminary ideas about infrastructure improvements in the Port Riverwalk area were also discussed which include landscaping, street lighting, sidewalks, trails, and improvements to Coon Rapids Boulevard. SuperAmerica recently opened a 3,500 square foot store on the corner of Egret and Coon Rapids Boulevards, which is also in the Port Riverwalk development area.
