Port Riverwalk

Port Riverwalk Open House

Wednesday, October 24 from 5-7 p.m.
Coon Rapids City Center, Civic Room A
11155 Robinson Drive

A public open house is planned to discuss the new Port Riverwalk housing development and street improvement plan.

Centra Homes plans to construct 145 one-level and two-level detached townhomes on the south side of Coon Rapids Boulevard in the area between Egret Boulevard and Avocet Street. City Staff and representatives from Centra Homes will be available at the open house to answer questions and consider input from the public. This project will involve removal of the frontage road on the south side of Coon Rapids Boulevard and realignment of several local streets in the area. Site plans are expected to go to the planning commission later this fall and construction is expected to begin in the spring of 2019. It is expected to take about three years to complete the entire development.

Several infrastructure improvements in the area are also part of this project. The City is working with Anoka County to add new lighting and landscaping in the area, along with a sidewalk on the north side of Coon Rapids Boulevard and a trail on the south side of the boulevard. Work planned for 2019 will also include resurfacing Coon Rapids Boulevard and replacing the traffic signal at Avocet Street. Planning has also begun for a pedestrian bridge across Coon Rapids Boulevard, to help connect the north and south sides of the roadway for pedestrians. The City has applied for federal funding to help cover the cost of the pedestrian bridge, but an award has not yet been made.

Riverdale Station Apartments

Riverdale Station Groundbreaking

Minneapolis-based Sherman Associates has started construction on the new Riverdale Station Apartments. The development is located next to the Northstar Commuter Rail station on Northdale Boulevard (behind Target).

It includes a four-story 184-unit market rate apartment building, a four-story 71-unit mixed-income apartment building and a small retail component.

The Coon Rapids City Council gave final plat approval for the project last year.

The apartments will feature many amenities, including a dog run, playground equipment, underground parking, walking paths and improved access to the transit station. The apartments will be oriented toward empty-nesters, professionals, and other area households, particularly those who use Northstar commuter rail.

A second phase, which includes a senior apartment building, is likely to break ground shortly after the first two buildings.

New car dealerships Honda and Nissan

Gateway Commerce Center

Two new car dealerships underway

Two new car dealerships are being built near the northwest corner of Highway 10 and Hanson Boulevard. Construction is underway on a new 56,000 sq. ft. Honda dealership. Walser Automotive Group received City approval for a 43,400 sq. ft. Nissan dealership. Construction is likely in 2019.

Many residents have asked, how can construction occur on what used to be wetlands?

A brief history of the land involves the following facts: a private land owner owned 33 acres in this area, now known as the Gateway Commerce Center. The land owner originally wanted to develop the property into a hub of commercial development to include a restaurant, hotel and office buildings.

A legal battle ensued, however, between the land owner and the U.S. Army Corps of Engineers as the Corps would not issue the land owner the necessary permits for development. The land owner took the Corps to court and in the mid-2000s after a ten year legal battle, a federal judge ruled in the landowner’s favor, granting rights to develop the land.

About ten years ago, as development began to occur on the site, the City was able to negotiate several improvements to water quality within the Coon Creek watershed as well as design standards for the new development.
